The Honest Case for Shingle

When Architectural Shingle
Is the Right Decision

Most roofing contractors in Sarasota push tile — and for most homeowners in most situations, that's the right recommendation. But there are specific scenarios where architectural shingle is the genuinely better choice, and we'll tell you when you're in one of them.

Shingle makes sense when: you're selling the property within 10 years, it's a rental property where the ROI calculation on tile doesn't work, your structure can't support tile weight without expensive reinforcement, or your budget genuinely won't accommodate the tile premium.

The 15-year risk with shingle: Florida law allows insurers to non-renew policies on roofs 15 years or older. Architectural shingle at 15–18 year lifespan means you'll trigger this non-renewal window before the roof even needs replacement. Budget for this reality when comparing costs.

Are Equal in Florida

Florida Product Approval Required

Every shingle product we install carries Florida Product Approval for Sarasota County's wind zone. Not all nationally marketed shingles have FPA — we only install products with documented approval.

Algae-Resistant Products

Florida's humidity grows algae on shingle roofs — the black streaks you see on lighter-colored roofs. We specify algae-resistant products with copper or zinc granules that extend appearance life significantly.

Attic Ventilation

Shingle lifespan in Florida is directly tied to attic temperature. Proper ridge and soffit ventilation keeps attic temps lower, reduces heat damage to shingle adhesive, and extends lifespan by 20–30%. We assess and improve ventilation as part of every shingle installation.

FAQ

Shingle Roofing Questions
We Hear Most Often

Can I get insurance credits with an architectural shingle roof?

Yes, but at a lower level than tile or metal. Wind mitigation credits for shingle depend on the attachment method (ring-shank nails vs. smooth), the number of nails per shingle, and the deck attachment. A properly installed shingle roof with ring-shank nails typically generates $200–$500 in annual premium savings — compared to $800–$1,400 for tile.

How do I know if my shingle roof can be repaired or needs replacement?

The 25% rule is a useful guide: if more than 25% of the shingles show significant wear, granule loss, curling, or damage, replacement is usually more cost-effective than repair. We'll give you an honest assessment — including photos from the inspection — at no charge.

Can I install shingle over my existing shingle?

Florida Building Code allows one layer of shingle over existing shingle in some circumstances. We generally recommend against it — it adds weight, hides the deck from inspection, and reduces the new system's wind resistance. For a few hundred dollars more, a full tear-off gives you a clean deck inspection, better wind performance, and a longer lasting result.
