Why Tile Fails in Florida
And How We Prevent It

The most common tile failure mode in Florida bathrooms isn't the tile — it's the substrate. Tile is rigid and unforgiving. When the surface beneath it moves, expands, or degrades, the tile cracks, grout fails, and water infiltrates the assembly behind the wall.

In Florida, the substrate challenges are specific: humidity cycling causes wood subfloors to expand and contract seasonally. Older homes have standard drywall in wet areas that molds and degrades behind tile over years. Improper mortar selection for large-format tile causes lippage (uneven edges) that looks unprofessional and catches on feet and cleaning equipment.

The large-format tile reality: 24x24 and larger tiles require a substrate that is flat to within 1/8" over 10 feet — significantly flatter than most existing floors and walls. We level substrates before tile installation because the tile will show every imperfection.

What grout should I use in a Florida bathroom?

Epoxy grout for shower floors and any horizontal wet surface — it's non-porous, doesn't require sealing, and resists mold. Unsanded cement grout for wall tile with joints under 1/8". Sanded cement grout for larger joints, sealed annually in Florida's humidity. We specify epoxy everywhere that matters and provide maintenance guidance for cement grout areas.

How do large-format tiles affect installation cost?

Large-format tile (18x18 and up) costs more to install than standard tile for three reasons: substrate preparation requirements are stricter, mortar coverage requirements are higher (back-buttering required), and installation is slower due to weight and precision required. Budget approximately 20–35% more per square foot installed compared to 12x12 standard tile.

Can you match existing tile for a repair?

Sometimes. Tile manufacturers discontinue patterns regularly, and older tile may not be available. We assess whether a match is feasible and give you honest options — including creative solutions like using a contrasting accent tile rather than a mismatched "repair" that draws more attention than the damage.
