Residential structural work: 2–4 weeks for first review. Complex projects or those requiring engineering review: 4–8 weeks. We submit complete packages and respond to comments quickly to minimize review cycles. The biggest delay in local permitting is always incomplete initial submissions.
Do I need an architect or engineer for my project?
For structural modifications (load-bearing walls, additions, second floors), yes — Sarasota County requires engineer-of-record drawings. We coordinate this as part of our project management. For simpler work that doesn't affect structure, our team can often prepare construction documents without a separate architecture engagement.
