Built for Florida Kitchens
Florida kitchens face humidity, salt air near the coast, and UV exposure from large windows and sliders. We select cabinet materials, countertop finishes, and hardware that hold up in this environment — not just what looks good in a showroom.
What Homeowners Get Wrong

The kitchen remodel mistakes
that cost the most.

Hiring Three Contractors
Cabinet installer, countertop fabricator, and tile contractor all on separate schedules. When one runs late, the others are stuck and you're paying for it. One licensed GC coordinates everything.
Skipping Permits
Layout changes and electrical work require permits in Sarasota County. Unpermitted work creates issues at resale and can void your homeowner's insurance if something goes wrong afterward.
Budget Surprises Mid-Project
Contractors who underbid to win the job find extra costs after demo. We provide a detailed written estimate upfront — and if we find something unexpected behind the walls, we tell you before we proceed.

Materials & Options

Choosing what's right
for your kitchen and budget.

Custom vs Semi-Custom Cabinets
Custom cabinets are built to your exact dimensions and specifications. Semi-custom gives you more flexibility than stock at a lower price point. We'll show you both options with real pricing before you commit to either.
Countertop Materials
Quartz is the most durable and lowest-maintenance option for Florida kitchens. Granite offers unique character but requires sealing. Marble is beautiful and sensitive. We'll walk you through the tradeoffs honestly.
Tile and Flooring
Porcelain tile is the most practical kitchen floor in Florida — moisture-resistant, hard-wearing, and works with radiant cooling. Large-format tiles (24×24 and up) reduce grout lines and are easier to clean.
Island Additions
Adding an island or expanding one often involves moving electrical circuits, relocating a sink, or adjusting load-bearing structure. These changes require permits. We handle the full scope — including anything discovered during planning.
Lighting
Under-cabinet lighting, recessed cans, and pendant fixtures over an island are functional and high-return. We coordinate all electrical work as part of the renovation — no separate electrician to manage.
Appliance Hookup
We coordinate gas and electric hookups for ranges, dishwashers, and refrigerators. If you're switching from electric to gas (or vice versa), we handle the rough-in changes as part of the overall project scope.

FAQ

Kitchen remodeling questions
answered honestly.

How long does a kitchen remodel take in Sarasota?
A full kitchen renovation typically takes 4–8 weeks depending on scope, material lead times, and permit scheduling. Cabinet-only refreshes run shorter. Full gut renovations with layout changes run longer. We provide a realistic timeline in the estimate — not one designed to win the job.
How much does a kitchen remodel cost in Southwest Florida?
Mid-range kitchen renovations in the Sarasota area typically run $30,000–$65,000 depending on scope, material selections, and whether structural changes are involved. Cabinet-focused refreshes with new countertops can run less. We give you a written line-item estimate at no charge so you know exactly what you're getting.
Can I use my kitchen during the remodel?
Once demolition begins, the kitchen will be out of service. Most clients set up a temporary eating area with a microwave and coffee maker. We work efficiently to minimize the disruption period and communicate clearly about which phases have what impact.
Does a kitchen remodel require permits in Sarasota County?
Yes — any work involving electrical, plumbing, or structural changes requires permits. Cabinet and countertop replacements in the same footprint generally do not. We pull every required permit and handle all the county paperwork as part of the job.
What's the best countertop material for a Florida kitchen?
Quartz is the most practical choice for Florida — it doesn't require sealing, handles humidity well, and holds up under UV exposure from bright kitchens. Granite is a close second. Marble is beautiful but shows etching from citrus and requires more maintenance in a working kitchen.
Will a new kitchen add value to my Sarasota home?
A well-executed kitchen renovation is consistently one of the highest-return home improvements in Southwest Florida's market. Buyers notice kitchens. A dated kitchen in an otherwise good home often costs more at resale than the renovation would have.
Do you handle the design, or do I need a separate designer?
We handle the practical design — layout, sizing, material coordination, and how everything fits together functionally. If you want interior design input on style and aesthetics, we can work alongside a designer of your choice. Most clients find the contractor-led process sufficient for a renovation of this scope.
